How To Get Top Dollar For Your Home - Fast

1. Time is money when selling your home

After you've made the decision to sell your home, the longer it remains unsold on the market, the more it costs you. Many home sellers feel it's very important to receive close to their full asking price. But they overlook the additional months of carrying costs, such as mortgage interest, property taxes and maintenance. I've seen homes remain unsold on the market for years! Obviously, those home sellers are not highly motivated to sell. If they've already moved to their new home, maintaining a vacant, overpriced house can be very expensive, usually costing $1,000 or more each month the home remains unsold.

2. Get your home into near-model home condition

Most home buyers today want to purchase a home which is in basically good condition and does not need major fix-up work. This is called a "red ribbon deal" home because it's like a gift wrapped with red ribbon.

There are few buyers for fixer-upper houses--and they want bargain prices to compensate for the necessary work. The goal of home sellers who want to sell fast for top dollar must be to get the home into near-model home condition. However, spending major money is not required. Most homes just need basic, inexpensive work to get the residence into very good condition where all the buyer must do is turn the key in the door and move in.

3. The reason most homes don't sell--they are overpriced!

Many home sellers want to set their asking prices above what their realty agent recommends. These sellers often hope an out-of-town buyer will overpay for their home. That rarely happens! There are several reasons, such as buyer's agents who look out for their buyers, competitive listings which are realistically priced close to market value, and lender's appraisals which reflect market value. Buyers quickly become experts on home values after they've inspected a dozen or more similar homes in the vicinity. They rarely overpay. Most homes have a "range of values." Many factors influence this range of values--such as local economic conditions, the home's location, supply of similar homes in the same price range listed for sale, number of buyers currently in the marketplace, the physical condition of the home, the skill of your realty agent to properly market the home to as many prospective buyers as possible, the financing available, quality of the local school district (the best schools create home buyer demand), and the desirability of your home compared to other nearby homes now available for sale.

4. Be flexible--don't get greedy

If you're just testing the market and will sell your home only if you get your inflated asking price, then you're not a serious motivated seller. However, if you are motivated to sell, the best attitude is to be flexible, don't get greedy and don't insist on receiving the last dollar of profit. Instead, consider all purchase offers which are presented. No matter how low and insulting the purchase offer might be, make a counteroffer! After several days or even weeks of counteroffer negotiation back and forth, home sales often result. But sellers who are inflexible and don't make counteroffers have only themselves to blame when their home doesn't sell because they are inflexible and greedy.

5. Get out of the house!

Finally, if you listed your home for sale with a professional realty agent, let that person (or a buyer's agent) do their job. Whenever you know an agent is bringing a prospective buyer to inspect your home, even on short notice, get out of the house! There's a very good reason you don't want to meet the prospective buyer.

Experienced realty agents will tell you that until a buyer criticizes a residence, he or she is not a serious buyer. If the seller is hovering nearby, the prospect usually will not criticize your home. Instead, he or she will look at it and leave without making a commitment to that possible future residence. Also, the buyer's agent won't comment about the pros and cons of the house if the seller is within hearing range. Even if you just walk around the block 10 times while a buyer inspects your home, get out! Also, get your pets out--there is nothing worse than an offensive pet (or pet smell) to chill prospective home buyers from quickly buying your home for top dollar.

How to Make Money in Real Estate Without Doing the Scrunch Work

If you don't have the time to invest working on fixers or if your tired of working on fixers to make money investing in real estate, try this method.

Many real estate investors make thousands of dollars on brand new homes with little work. To test this money-making system in your area, call new development home sales offices that have most homes sold. Ask about their price for a 3 bedroom, 2 bath. Ask how much this model has gone up since they were first available. If this increase is a substantial amount, then this real estate investing system most likely works in your area.

How to do the "new home" investing system:

1. Look for a new development with only a sales office trailer and pre-construction site.

2. Pick out the model you like and the lot you want. Get a corner lot inside the tract away from noisy streets. Avoid lots that could back up to a major street someday.

3. Secure the purchase of the home with a deposit.

4. After completion of home and purchase, the home should have appreciated.

5. Landscape using Design Psychology. Use colorful flowers that attract buyers eye to the front door. Provide a separate walkway to the front door so buyers don't have to walk around parked cars.

6. Sell with Marketing Psychology. Stage the home with a few props like lamps, plants, and mirrors. Turn on all lights.

7. Go to the bank and celebrate!

My friend made $50,000 on a $300,000 home with only $2,000 out of pocket. My son's co-worker made $100,000 on an Orange County house, with $20,000 invested for only three months.

Have fun, and make money, without the scrunch work!

How Real Estate Investors Use Mortgage Note To Purchase Properties

Many of you may not be aware of the various ways notes can be used. The average person's understanding about notes is that people create them because they are desperate to sell a property. Nothing could be further from the truth.

Real estate investors are now creating notes to finance properties they wish to buy--then selling the notes in advance--then buying the property with the proceeds--in effect, with little to no money down; of their own.

Selling a property by being willing to create a note actually shows savvy on the part of the seller. Even some real estate agents view a seller's willingness to sell by owner financing as a desperate...but the real estate agent who knows better is very hard to find. Most of them are missing not only the boat, but the whole ocean!

Not to demean real estate agents, but most of them have a linear kind of thinking about how to sell property and it not only limits their own income, but hinders them from being the best helper they could and ought to be to property sellers.

Real estate investors and savvy property sellers bypass working with real estate agents for mainly the above mentioned reasons......not to mention the savings realized by not using real estate agents and having to pay their fee.

Okay, so here's a scenario we recently worked on to give you an example:

Mr. A wishes to buy Happy Trails Apartment Complex from Mr. B. The Happy Trails Apartment Complex is a 300 unit complex and is desirable when you run the income and expense calculation numbers on it.

The price is $25M and the appraised value is around $29M. Mr. A envisions that if he were able to create a note for $29M and sell it to note investors at a discount, he might still be left with enough to make an offer to the seller. Confused?

Okay, Mr. A approaches us with a proposed $29M note he wants to create in advance to buy Happy Trails Apartment Complex from Mr. B. We investigate the case and find that the property can service the debt.

Mr. A has good enough credit and sufficient equity in other properties to pledge as collateral to satisfy our investors. All that's needed from this point is for Mr. B to accept Mr. A's offer and for the appraisal to come in at $29M or better.

Mr. A approaches Mr. B and offers him $25M for his property. Mr. A proposes that he give Mr. B $21M upfront and asks Mr. B to carry back a $4M note. This allows Mr. A to not only give Mr. B $21M but it also allows Mr. A to keep $4M in reserve.

Mr. A now has two mortgages. One for $29M and one for $4M. All Mr. A has to figure out now is how best to structure the payment terms on the $4M note.

Although Mr. A will pay $31M dollars for the Happy Trails Apartment Complex in the end, how long do you think it will take for the property to be worth another $4M? Not many. And if Mr. A did some small thing like freshly painted all the units and raised the rent by only $5, he would generate an additional $15,000 per month instantly!

I could go on but hopefully I have sufficiently explained how real estate investors are creating notes and taking advantage of our Table Funding/Simultaneous Closing Program to achieve their goals.

Investment Real Estate Made Easy - Make the Most from Each Investment Dollar

When it comes to buying investment real estate, there are many schools of thought on how to get the most out of your money. Some say lease optioning your houses is the best and safest way to go. In fact, I believe this to be true in many cases. For getting the most out of each investment dollar, though, and seeing a quick return, I believe that it is best to find property that you can rehab and resell.

Many people have tried this strategy and failed. Let me tell you why this is. Anyone can make money buying investment real estate, fixing it up and reselling it, as long as he or she understands how to buy and how to sell. This is the key. The people who fail in the rehab strategy of investment real estate fail because they know everything about rehabbing but nothing about buying and selling.

The real money is made by carefully evaluating the entire transaction. This includes looking at what the investment property will bring on the back end, or on the sale. Now, when you find a prospective investment property to buy and rehab, be sure to look at your profit after all of our money is spent.

I would never consider a deal that I couldn't make at least 40 percent above my purchase price and all I've put into it. So, if I pay $40,000, put in $10,000, I want to sell my investment property for at least $60,000. If I can do this in one month, I'm happy, as long as I'm not splitting my profit with too many parties. Even if I have a partner or two, a quick $10,000 in one month is fine, as long as I have another deal going at the same time.

Now, if you want to move your properties quickly, and a month is not a reasonable time, you might consider combining two strategies - buying investment real estate for the purpose of rehabbing and quickly lease optioning the property. From there, you can move on to your next purchase.
